Plans approved for 115 bed student accommodation in Pennywell

Plans approved for a new 115-bed student accommodation apartment block in Pennywell on the site of the A&R Supplies showroom and Spirit Memorials

Plans have been approved for new student accommodation in Pennywell, Limerick, close to the Limerick School of Art and Design TUS campus.

The approved accommodation project will see a 17-apartment block providing 115 student bed spaces at New Road, Pennywell Road, and Old Clare Street. The development covers a total floor area of 3,309 square metres and ranges from four to six storeys tall.

The project includes the transformation of what is a long-established commercial site in the local area, including the demolition of the A&R Supplies showroom, sales building, and storage sheds, as well as a single-storey derelict site. A&R supplies Ltd, who submitted the planning application, will also see the removal of the Spirit Memorials headstone and memorial company.

The new purpose-built student accommodation (PBSA) scheme will be located within 800 metres of Limerick city centre and sits adjacent to the Limerick School of Art and Design (LSAD) Clare Street campus.

The development will include a range of facilities for residents, including a student reception, laundry room, staff office, plant room and internal communal spaces. An internal courtyard will provide shared amenity space, as well as access for pedestrians, cyclists and emergency vehicles via Old Clare Street. The project includes 96 bicycle parking spaces as well as the 127 squared-metre private open space.

The plans, which were initially denied by An Board Pleanála, were resubmitted which included a reduction in the number of floors on the building, where the tallest was 7 storeys.

In a submission from the architect, they said, “The proposed design seeks to create a distinctive, contemporary building on a prominent yet underutilised corner site,” adding, “Every reasonable effort has been made to minimise the impact on the residential neighbourhood in which this proposal is to be located,” and added.”

The statement added, “The end result is a vibrant building far more suitable as a place for young people starting out on their new life’s journey, rather than a monotonous institutional building.”
