384 Raheen housing development on the greenfield site proposed by DW Raheen Developments Ltd has officially been approved by An Bord Pleanála.
In April of this year, DW Raheen housing developments Ltd sought 10-year permission for a strategic housing development of the provision of 202 residential homes and 182 apartment units on a ca. 10.44-hectare site located in Ballykeefe, Raheen.
The site is enclosed by existing residential development to the south and east, the R510 to the west and open land to the north. Access to the site is provided by an existing entrance off a roundabout on the R510 regional road.
The developments, located to the rear of Inis Mor and Inis Lua housing estates were formally identified by the former Limerick County Council as a possible location for a neighbourhood park.
The 384 Raheen housing development consists of 202 housing units, comprising a variety of forms including bungalows, detached, semi-detached and terraced houses. A mix of house sizes is proposed to include 20 two-bedroom houses, 156 three-bedroom houses and 26 four-bedroom houses.
182 apartments and duplex units across 25 small-scale blocks, 2 to 4 storeys in height are also a part of the development. The apartments and duplexes provide a mix of one, two, three and four-bed units comprising 10 four-bedroom duplex units, 10 three-bedroom duplex units, 6 two-bedroom, 18 three-bedroom apartments, 92 two-bedroom apartments and 46 one-bedroom apartments.
Proposed among the development is a 761.75m childcare facility providing 79 childcare places, 55 full-time and 24 after-school located at the south-western edge of the development.
A provision of 377 car park spaces and 311 secured bicycle parking spaces and 3 ESB substations, ancillary services and infrastructure works including foul and surface water drainage, attenuation areas, landscaping spaces, internal roads, cycle paths and footpaths were also proposed.
