Over 130 new homes have been planned for the Courtbrack Limerick area near existing student accommodation by the Dock Road.

1 Courtbrack Land Limited applied to Limerick City and County Council in February to construct two apartment blocks.

The proposed development of two apartment blocks will consist of a ‘Block A’ 5-storey structure providing 156 student bed spaces in 20 apartments, each apartment consisting of a ‘common room’ kitchen/living area and a communal laundry facility and reception area at the ground floor serving the proposed student housing complex.

A ’Block B’ will feature a 2-storey structure over a basement providing 40 student bed spaces in 8 apartments which will also feature a common room similar to ‘Block A.’ Block B will also consist of a water storage tank, sprinkler storage, heating and generator plant infrastructure located at the basement level.

Planning permission is also being sought for a roof-mounted car park with dedicated disabled bays, electric vehicle charge points, and covered and uncovered bicycle parking.

In their appeal to An Bord Pleanala, 1 Courtbrack Land Limited has proposed a connection to the public water supply on the public road and on-site surface water management including attenuation tanks, hydro brake, and petrol interceptor.

The existing public road will be modified to facilitate vehicular and pedestrian access to that link road and associated vehicular signage necessary.

There will be a provision of a second pedestrian entrance onto Ashdown situated out the boundary of the site.

Landscaping and modifications of ground levels and associated planting will be among the associated site development works.

The accommodation will cater to students throughout the academic year and will also be available for budget accommodation during summer.

1 Courtbrack Land Limited has submitted a Natura Impact Statement along with the application, a decision to be made by July 26, 2022.
