Planning permission granted for 285 new home project at Gasworks site on Dock Road
The Gasworks project on Limerick City’s Dock Road has been granted planning permission for 285 cost-rental and social homes

The Land Development Agency (LDA) has been granted planning permission for a residential development on the old Limerick gasworks site that will provide up to 285 new homes for the city.
The LDA welcomed the news, with approval issued by Limerick City and County Council, that will see the provision of new cost-rental and social homes at The Gasworks, Dock Road, Limerick City
With permission now granted, the group can proceed with its plans to commence construction on the gasworks site in early 2027.
The approved development is to be built on land acquired by the LDA from Gas Networks Ireland and will include 142 one-bed, 127 two-bed and 16 three-bed apartments across three blocks ranging from 5-8 storeys.

John Coleman, Chief Executive of the Land Development Agency, said the announcement was “great news” from Limerick as well as the LDA.
He said, “We worked carefully on the design process for this site before putting forward a strong set of plans for a high-quality development. We are pleased to have now secured planning approval, and we are looking forward to getting construction underway.
“This much needed cost rental and social housing will be developed on an excellently located site and has the potential to revitalise the area through the delivery of 285 new homes and a range of new amenities.”
In November 2024, LDA appointed a multi-disciplinary design team for the new residential development at Limerick’s Docklands. The 1.2-hectare site was under ownership by Ga Networks Ireland (GNI), and was transferred to the LDA. The land was previously identified as suitable for affordable housing in the Government’s Housing for All report.

Mr Coleman said, “I would like to again thank Gas Networks Ireland for working with us on the transfer of this site and assisting us in accelerating new housing delivery.”
Included in the project are plans for a new public plaza, landscaping, play areas, retail units and a childcare facility, which have also been approved, while existing heritage artefacts, including the freestanding limestone wall which faces onto Dock Road, will be retained and incorporated into the design.
The successful planning application also marks an important milestone for the LDA’s delivery in Limerick and follows on from the launch of cost rental homes at The Mills in Castletroy in earlier this year.
