Construction begins on the delivery of 183 affordable and social homes in Mungret

The start of construction on the delivery of 183 affordable and social homes in Mungret, Co Limerick, has been announced by the LDA and LCCC

The Land Development Agency (LDA) and Limerick City and County Council (LCCC) have announced the start of construction on the delivery of 183 affordable and social homes in Mungret, Co Limerick.

Following a tender process, Galway-based Coolsivna Construction Group has been appointed to deliver the new affordable homes and infrastructure.

The construction work programme for the first homes is 30 months. The first phase includes 14 two-bed, 60 three-bed and 25 four-bed homes, which will be delivered as a mix of detached and semi-detached houses and duplexes.

The project is located on a greenfield site on the grounds of the former Mungret College, where LCCC has secured planning permission for over 250 new homes.

While the LDA is partnering with LCCC to develop 183 of these, the remaining homes, crèche, community spaces and public plaza will be delivered by Clúid, an Approved Housing Body as part of an integrated scheme for older people.

The site for the new homes is part of the wider Mungret Framework, which aims to unlock land in public and private ownership and allow construction of residential development supported by community and employment uses.

It has the potential to deliver approximately 1,950 new homes, of which the partnership between the LDA and LCCC is an early phase. The Framework has already delivered a new park, playground, schools, a link road and a number of private developer-led housing schemes.

Residents of the new homes will have easy access to excellent transport links into Limerick city centre, which is just fifteen minutes away by car and 25 minutes by bike. The site is also located near to Raheen Business Park, where a number of major employers are based.

Mungret Park View is one of a number of projects that the LDA is undertaking in Limerick. The Agency has already delivered 81 cost rental homes at The Mills in Castletroy and received planning permission in December 2025 for 284 cost rental and social homes at The Lightworks site on Dock Road in Limerick City. The LDA is also working with LCCC to advance plans for over 230 new homes and amenities at Carey’s Road.

Recently, LCCC, supported by the LDA, received a positive decision on a Housing Infrastructure Investment Fund application for Mungret. The funds approved by the Housing Activation Office will directly and indirectly unlock over 2,000 homes in the area through active travel links and other public infrastructure.  

John Moran, Mayor of Limerick, said it is “great to now see” construction begin on the sites. He said, “Mungret has been transforming around the new Mungret Park and this will keep up the momentum there too.  The start of construction on 183 new homes is an important milestone for those residents who will soon be able to call Mungret home.  Coming on top of recent planning permissions on other larger sites by the LDA and the private sector it is showing that finally we are starting to move back closer to where we need to be on housing delivery.”

John Coleman, Chief Executive of the LDA, said the start of construction is an “exciting milestone” for LDA activity in Limerick. Saying, “We are excited to be partnering with Limerick City and County Council on this important project, which will deliver much-needed affordable homes in a great location.”

Seeing this community grow with an additional 183 new affordable and social homes is a massive win for young buyers and families looking to put down roots in a thriving, well connected area.”
