Sixth new build incremental purchase scheme announced for Limerick
Limerick City and County Council launches new build incremental purchase scheme for working families and individuals
Limerick City and County Council has announced the launch of its sixth initiative under the New Build Incremental Purchase Scheme, offering existing working Local Authority and AHB tenants and households on HAP and RAS the chance to purchase discounted market homes in De Vere Court, John Carew Park, Limerick.
This scheme, open to first-time buyers, aims to support working families and individuals in transitioning from private rental accommodation—including those availing of HAP, RAS, or social leasing—into homeownership. In particular, the scheme offers opportunity to buy where a household has received a Notice to Quit. Eligible applicants can buy these newly constructed starter homes at a 40–60% discount, based on certain income bands.
Homes on offer include 3-bedroom homes priced between €115,685.06 and €173,527.60, depending on income; energy-efficient homes with modern features and spacious designs, ready for occupation.
The application process is now open and closes on September 19th, 2025, at 5:00 PM. Eligible candidates must submit a complete application, including a Mortgage Approval in Principle, to be considered.
Mayor of Limerick, John Moran, is welcoming the scheme, saying it reflects Limerick City and County Council’s “commitment to supporting working families and individuals across Limerick”.
He said, “The opportunity to own a high-quality, energy-efficient home in De Vere Court—at a significantly reduced cost—offers real hope and stability for some who are otherwise facing uncertainty in the private rental market.”
Príomh Chomhairleoir, Cllr Catherine Slattery, described the initiative as a “real game-changer for working families and individuals who dream of owning their own home”.
She said, “It is fantastic to see the sixth Incremental Purchase Scheme being delivered here in Limerick. This initiative is a real game-changer for working families and individuals who dream of owning their own home.”
The Príomh Chomhaireleoir said seeing the project come to fruition in John Carew Part is a “strong step forward in building vibrant, secure communities where people can truly put down roots”.
Director General at Limerick City and County Council, Dr. Pat Daly, says the announcement of the initiative “represents a meaningful step toward building stronger, more resilient communities throughout Limerick”.
He said, “This latest development of the New Build Incremental Purchase Scheme is a testament to our dedication to supporting working individuals and families across Limerick in achieving long-term housing security. By offering access to high-quality, energy-efficient homes in De Vere Court at a significantly reduced cost, we are not only easing the financial burden for many but also creating a pathway to homeownership that was previously out of reach for some.”
