City Centre student accommodation gets on track at former Railway Hotel following An Bord Pleanála decision

Planning permission for the development of a student accommodation project at the former Railway Hotel on Parnell Street which will accommodate up to 116 students on completion has been approved by An Bord Pleanála.

The decision comes after an appeal by An Taisce made on June 22, 2023, with concerns about the building’s height, integration with local infrastructure, and window proportions. Permission has now been granted, dependent on 17 specific conditions being met.

The creation of accommodation for up to 116 students will make up the development within the protected building which has stood unused opposite Limerick’s Colbert Station for more than a decade.

The project will see McEnery’s Store demolished, making way for a seven-storey building on Davis Street and Davis Lane with the three-storey building on Parnell Street; the new structure The plans are made up of 6 studios and 19 apartments and will include retail space on the ground floor with space for a cafe, launderette, and bicycle and bin storage.

The plans were originally granted permission in June 2023 before an appeal was made by An Taisce

Among the conditions for the granted planning permission, developers must submit details of the materials to be used for approval by Limerick City and County Council, and the accommodation must function as student housing during the academic year and can serve as tourist accommodation during holidays.

The development is required to be managed by a dedicated company with approved student accommodation management plan; and during construction a conservation expert will be required to oversee the project ensuring the protection of the historical Railway Hotel.

Limerick locals are eager to see the Railway Hotel building become populous again. A Facebook user commented, “Sad to see the Railway Hotel in such a bad state, boarded up and paint crumbling. It would be great to see someone renovate it.”

As Limerick’s University and Technological University student population grows year-on-year, the addition of new student accommodation will be a welcome addition to the city centre.
