Limerick City and County Council has shared plans for the development of 57 homes at Toppins Field

Limerick City & County Council has shared details for a development which would create 57 new homes at Toppins Field, between O’Donoghue Avenue and John Carew Road.

The proposal would see the construction of 57 homes across three main plots, along with associated roads, pedestrian pathways, landscaping and site services infrastructure. 

The mix of proposed housing includes 15 two-storey three-bedroom terraced houses, four two-storey four-bedroom terraced houses, one three-bedroom duplex apartment, 18 two-bedroom duplex apartments, one two-bedroom apartment and 18 one-bedroom apartments.

Access to the development is to be through a new access road linking to the East West Link Road from the John Carew Link Road. The scheme also provides for a range of supporting infrastructure, including public and private open spaces, play areas, bicycle parking, footpaths, public lighting and both hard and soft landscaping throughout the site.

The development has undergone Appropriate Assessment Screening and screening for Environmental Impact Assessment under the EIA Directive. Limerick City & County Council has determined that the development is not likely to have a significant effect on any European sites, either alone or in combination with other plans or projects, and that a Stage 2 Appropriate Assessment is not required.

The Council has also concluded that there is no real likelihood of significant environmental effects arising from the proposal and that an Environmental Impact Assessment Report is not required.

Within four weeks of the publication of the notice, the public can apply to An Coimisiún Pleanála for a screening determination on whether the development would be likely to have significant effects on the environment. The plans are available for inspection up to January 26 during public opening hours at Limerick City & County Council, Merchants Quay and at the Planning Department offices on Dooradoyle Road. The documents will also be available to view online.
