The proposed Towlerton development has been carefully designed to create a sustainable, inclusive and well-connected neighbourhood that meets the needs of modern living.

Whitebox Limited, one of Munster’s largest development companies, has announced plans to deliver a vibrant new 212-home residential community in Towlerton, Limerick, under the Large Residential Development (LRD) planning framework.

The landmark scheme represents a significant investment in Limerick’s future and forms part of Whitebox’s broader commitment to tackling the region’s accommodation challenges. In addition to the Towlerton development, Whitebox is advancing plans for 73 residential units, 42 apartments and a new medical facility in nearby Moyross, as well as the largest purpose-built student accommodation campus outside Dublin — providing homes for 1,400 students at Groody, just a short distance from Towerleton.

Together, these projects signal a transformative pipeline of delivery that will provide much-needed housing for families, professionals and students across Limerick.

The proposed Towlerton development has been carefully designed to create a sustainable, inclusive and well-connected neighbourhood that meets the needs of modern living.

The 212-home scheme will offer a diverse mix of high-quality homes, including; Spacious four- three- and two-bedroom houses, ranging from elegant three-storey family homes to charming dormer bungalows; Contemporary one- and two-bedroom own-door apartments; Stylish two- and three-bedroom duplex units.

This broad mix ensures that the development can cater to individuals, couples and families at every stage of life.

At the heart of the new neighbourhood will also be a purpose-built crèche facility catering for approximately 40 children. This amenity reflects Whitebox’s commitment to supporting young families and creating balanced communities where daily life is made more convenient. The plans also include generous communal parking areas with dedicated EV charging spaces to support the transition to greener transport.

Also from a sustainability perspective, the development strongly prioritises pedestrian and cyclist connectivity, encouraging active travel and reducing reliance on private cars. Direct pedestrian links will connect residents seamlessly to the adjoining neighbourhood centre and the recently completed LIDL store, ensuring essential services are within easy walking distance.

The development will also sensitively integrate with the surrounding natural landscape, including the nearby Groody Valley Green Wedge and adjoining streams. These features will provide valuable recreational and biodiversity-rich spaces for both new and existing residents, enhancing wellbeing while preserving the character of the area.

Recently built schools; new hospital and medical facilities located at the south-east end of the masterplan lands.
